Letter to Landlords

Dear owner(s),

As the spread of COVID-19 continues to impact the global community, the Australian government has declared a state of emergency in Victoria.

We, (AZeta Property Management), have considered our response to this global and national emergency. We are committed to continuing our service in the face of escalating circumstances whilst maintaining the health and wellbeing of our staff, clients and communities.

We would like to take this opportunity to update all our sales and rental clients of some measures we are taking to reduce the risk to our people.

Open for Inspection For vacant properties, all open for inspections are now forced to cease as per directives by State Government. We will be utilising video inspections or private inspections via appointment. Our property management team will monitor the market closely to reduce the owner vacancy rate.

Routine inspection Our routine inspections as of today are up to date. Under the safety protocol, we have deferred all routine inspections for the time being and will resume once it is safe to do so.

Rent arrears AZeta has a zero tolerance policy on the rental arrears. All protocols in terms of rental arrears will be as per normal. Some tenants might be facing financial hardship during this time and might be unable to make rental payments on time. AZeta will respond and take action accordingly, taking in consideration the best interests of both parties.

Maintenance A maintenance team will carry out any urgent repairs during this period. All others will be actioned after the isolation period.

Owner referral program Owner referral program is still ongoing and progressing well. For further information, please do not hesitate to call any of the AZeta Property Management team members.

Sales/Auctions Victoria’s property sales/auction clearance rate as of 22/03/2020 is 67%, an improvement from 2019 which had a clearance rate of 58%. The market has improved compared to last year and remains strong and positive. Notes from Consumer Affairs Victoria has confirmed that online auctions can continue.
